Property Manager / Event Coordinator

The Property Manager serves as part of the Advancement team and reports to the Vice President of Advancement. The position will work closely with the VP of Finance and Business Affairs and Director of Facilities and Maintenance. The Property Manager will manage Bethel College properties, assist with managing volunteers for renovations, student employees, and managing external campus rentals for events.

Essential Functions

  • Satisfy the duties of a Campus Security Authority (CSA) relating to Jeanne Clery Disclosure of Campus Security Policy and Campus Crime Statistics Act ("Clery Act") and satisfy the duties of an Official with Authority (OWA) and Mandated Reporter relating to Title IX and the Bethel College Equal Opportunity, Harassment, & Non-Discrimination Policy and Procedures
  • Arrive on time for work, attend work regularly, and successfully complete the responsibilities of the position
  • Comply with Bethel College policies and procedures

Property Management

Bethel owns a variety of properties around the Bethel campus, additional farm properties and research plots. This position will be attentive to long standing rentals and renter agreements, and housing rentals near the campus in conjunction with advancement and business offices. Connect annually with existing renters or as needed to maintain positive relationships, address upkeep, or resolve issues. Management includes the day to day rentals of AirBnB's or any type of long- or short-term rentals.

  • Inspect campus buildings, rental properties, and venues daily.
  • Schedule routine maintenance, urgent repairs, and preventative upkeep.
  • Maintain inventory records for furniture, fixtures, and maintenance equipment.
  • Enforce campus safety protocols, building security, and access control.
  • Assess facility conditions to recommend long-term capital improvement projects.

Event Coordinator

  • Field inquiries for weddings, conferences, camps, and community events.
  • Conduct venue tours for prospective clients and external organizations. (maintain venue website details)
  • Communicate with departments regarding contracts, invoices, and security deposits.
  • Coordinate with IT, logistics, and set up.

Partnering with Community and Entrepreneurial Spirit

  • Consider best use options for existing and newly acquired properties; working with the campus community and across North Newton and surrounding communities to develop vibrant properties and extended engaged campus communities.
  • An entrepreneurial spirit, proactive mindset focused on innovation, calculated risk-taking, and identifying opportunities.

Student Employee Experience Supervisor

  • Bethel's student employment experience program provides student work experience during their academic experience at Bethel. The property manager will supervise students interested in learning to manage rentals or gain business experience regarding rental properties. This includes tracking student hours, completing evaluations and writing references. The property manager would offer encouragement, guidance and support for students gaining new skills.

Volunteer Management

  • The property manager will manage volunteers when renovating properties, landscaping or developing property plans.

Education and/or Experience

  • Bachelor's degree is required
  • Business experience is required with preferred experience in property management and employee supervision

Required Qualifications

  • General knowledge of business management and rentals.
  • Strong organizational, administrative, phone and communications skills
  • Proficiency in computer skills, including MS Office Suite
  • Excellent interpersonal skills, including the ability to work with a variety of people and represent Bethel College in a positive and professional manner to all staff, visitors, and the community
  • Ability to work independently, demonstrate initiative, and to complete and report on assignments
  • Ability to work under pressure, set priorities and meet deadlines.
  • Ability to handle sensitive information with confidentiality, diplomacy and tact
  • Ability to pay attention to detail and also remain oriented to the "big picture" and established goals
  • Excellent organizational, management, and problem-solving skills

Preferred Qualifications

  • Supervisory experience of professional staff and students
  • Have established ties to local community or have knowledge of local heritage
